Development proposals

Dallington Grange Master Plan

This is very early stages for the development proposals, which have been created by the extensive feedback received during the community consultation process, and the details of the scheme are yet to be decided. However, in principle, Dallington Grange will comprise:

  • Up to 3,500 homes, with up to 35% of the homes “affordable” (e.g. social rented, shared ownership, low cost market housing)
  • Over 220 acres, or 39% of the site, will be open space, including the creation of a new country park, along with extensive measures to protect and enhance nature.  Open spaces will also have a natural surveillance to eliminate anti-social behaviour
  • A new local centre will be provided, which is accessible from Kings Heath.  This could accommodate a range of uses, such as a supermarket, small shops, heath centre, business units, a retirement village, community halls and a school.  The location of the new local centre, closer to Kings Heath, was determined by the community’s feedback
  • Two new primary schools will be provided on Dallington Grange
  • Routes used by the community across Dallington Grange, which do not have a Right of Way, will be formalised.  In addition, new access routes to Harlestone Firs will be created
  • Bus links are proposed between Kings Heath and Dallington Grange, enabling access to the new facilities.  Where access routes have been suggested, these will be designed as Home Zones – a street which achieves a balance between vehicles and residents, pedestrians and cyclists, as well as enhance the general environment
  • There will also be a new road around Dallington Grange which will form part of the future North West bypass.
